DAYS ON MARKET: Selling times improve for third straight month in Texas

Days on Market declined in July, falling statewide to 112.15 days versus 116.25 days in June. This marked the third consecutive monthly improvement. Compared to July 2025, when the statewide average was 107.61 days, Days on Market remained higher year-over-year.

PENDING SALES: Buyer activity slows in Texas

Pending sales, a measure of future sales activity, declined statewide in July to 6,186 versus 6,564 in June, a decrease of 5.8%. Compared to July 2025, when pending sales totaled 6,804, statewide pending sales were down 9.1% year-over-year.

SALES-TO-LIST PRICE RATIO: Texas new homes continue to sell near asking price

Texas new homes continued to sell close to asking price in July, with the average sales-to-list price ratio increasing to 97.34% from 97.07% in June. Compared to July 2025, when the statewide average was 97.20%, the ratio also was slightly higher year-over-year.

The HomesUSA.com New Home Sales Index is reported as both a 3-month and 12-month moving average of the Days on Market for new homes listed in the local Multiple Listing Services (MLSs) for Dallas-Ft. Worth, Houston, Austin, and San Antonio. Created by Ben Caballero in December 2017, it is the first Days on Market index to track the Texas new home market based on activity in its largest markets and includes homes listed while under construction.

DALLAS, Aug. 24, 2026 (GLOBE NEWSWIRE) — While Texas new homes sold faster in July for the third consecutive month, total sales and pending sales declined and active listings continued to increase, according to the latest HomesUSA.com Texas New Home Sales Report.

The statewide average Days on Market declined to 112.15 days in July from 116.25 days in June. New home sales across Texas decreased to 6,080 from 6,262 in June.

The HomesUSA.com Texas New Home Sales Report exclusively uses data reported to the local Multiple Listing Services, the most comprehensive, current, and accurate information, from the REALTOR® Associations of North Texas, Houston, Austin, and San Antonio. All averages are based on three-month moving averages to capture seasonality and remove anomalies.

“The modest improvement in Days on Market that began in early spring was not due to increased demand, rather to the decline of new listings that began last November,” said Ben Caballero, CEO of HomesUSA.com and the nation’s top-ranked real estate agent. “I expect to see at least one month, maybe two of lower Days on Market, at which time they will again begin their annual march to their early spring highs.”

As for the sales decrease last month, Caballero added, “Of all Texas’ largest markets, only San Antonio’s spring new home sales exceeded the 2024 seasonal sales bump.”

Caballero also noted, “Pending sales peaked in May, confirming seasonal sales are in sync with the expected midsummer sales slowdown. The good news for consumers is that average prices have remained remarkably stable since October 2024, and for builders, new homes continue to sell close to asking price.”

Pending sales declined statewide in July to 6,186 from 6,564 in June, a decrease of 5.8%. Year-over-year, pending sales were down 9.1% from 6,804 in July 2025. All four major Texas markets posted month-over-month declines, with Dallas-Fort Worth recording the largest numerical decrease.

The average new home price in Texas was $424,912 in July, which was essentially flat compared with $426,171 in June and $425,204 in July 2025. Austin prices declined, Dallas-Fort Worth was nearly unchanged, and Houston and San Antonio posted increases.

According to the HomesUSA.com New Home Sales Index, while the average Days on Market improved statewide, compared to July 2025 when the statewide average was 107.61 days, new homes continued to take longer to sell.

Active listings increased statewide in July to 36,825 from 36,247 in June. Inventory was 5% higher than a year ago, when statewide active listings totaled 35,064 in July 2025.

About the Report

The HomesUSA.com monthly report covers closed sales recorded in MLSs by the 10th day of the following month. The report features 3-month moving averages for six essential market data points, including DOM, sales volume, sales prices, sales-to-list price ratio, pending sales, and active listings. We also provide a master chart for the 12-month moving averages for comparison. Caballero explains that the 3-month moving average indices track market seasonality, while the 12-month moving average removes seasonality and tracks the longer trend.

Days on Market declined in July, falling statewide to 112.15 days versus 116.25 days in June. This marked the third consecutive monthly improvement. Compared to July 2025, when the statewide average was 107.61 days, Days on Market remained higher year-over-year.

Dallas-Fort Worth declined to 138.58 days from 143.99 days in June. Houston fell to 98.44 days from 102.87 days, while Austin improved to 105.92 days from 109.32 days. San Antonio was essentially flat at 96.52 days versus 95.90 days in June. Dallas-Fort Worth continued to have the highest Days on Market among the major Texas markets.

NEW HOME SALES: Sales decline in July

New home sales across Texas decreased in July to 6,080 versus 6,262 in June, a decline of 2.9% month-over-month. Compared to July 2025, when 6,225 homes were sold, sales were down 2.3% year-over-year.

Dallas-Fort Worth declined to 1,963 sales from 2,095 in June, while Austin fell to 797 sales from 832. Houston also declined to 2,121 sales from 2,164. San Antonio was the only major market to post an increase, rising to 1,200 sales from 1,171. Houston led all major markets in July. (Chart: Texas New Home Sales)

NEW HOME PRICES: Prices remain stable statewide

Average new home prices in Texas were $424,912 in July versus $426,171 in June, which was essentially flat month-over-month. Compared to July 2025, when the statewide average was $425,204, prices also were essentially flat year-over-year.

Austin declined to $484,168 from $489,953 in June. Dallas-Fort Worth was nearly unchanged at $467,785 versus $468,902. Houston increased to $409,552 from $407,120, while San Antonio rose to $343,518 from $339,647. Austin remained the highest-priced major Texas market. (Chart: Texas New Home Prices)

All four major Texas markets posted month-over-month declines. Dallas-Fort Worth recorded the largest numerical decrease, falling to 2,315 pending sales from 2,458 in June. Houston declined to 1,667 from 1,791, San Antonio fell to 1,114 from 1,192, and Austin decreased to 1,090 from 1,123. (Chart: Texas Pending Home Sales)

ACTIVE LISTINGS: Inventory continues to rise

Active listings increased statewide in July to 36,825 versus 36,247 in June, a gain of 1.6% month-over-month. Compared to July 2025, when statewide active listings totaled 35,064, inventory was 5% higher year-over-year.

Three of the four major Texas markets added inventory in July. Dallas-Fort Worth posted the largest numerical increase, rising to 8,439 active listings from 8,172 in June. Houston increased to 16,108 from 15,875, and Austin rose to 5,992 from 5,839. In contrast, San Antonio was the only market to decrease, posting a decline of 6,287 from 6,360. SALES-TO-LIST PRICE RATIO: Homes continue to sell near asking price

Texas new homes continued to sell close to asking price in July, with the average sales-to-list price ratio increasing to 97.34% from 97.07% in June. Compared to July 2025, when the statewide average was 97.20%, the ratio also was slightly higher year-over-year.

Houston posted the largest monthly increase, rising to 96.52% from 95.79% in June. San Antonio increased to 98.11% from 98.00% and continued to have the highest ratio among the major Texas markets. Austin was essentially flat at 97.76% versus 97.82%, while Dallas-Fort Worth was also essentially flat at 97.58% versus 97.62%. (Chart: Texas Sales-to-List Price Ratio)
