MANHATTAN, Kan., March 31, 2026 (GLOBE NEWSWIRE) — WNC & Associates (WNC), a family-owned business known as both a pioneer and leader in the affordable housing industry, has broken ground on Sunflower Flats Apartments, a new affordable senior housing community in Manhattan, Kansas.

Located at the northeast corner of South 5th Street and Pierre Street, Sunflower Flats will bring 62 affordable rental homes for residents age 62 and older to Riley County. The community will operate under the Low-Income Housing Tax Credit program and serve seniors with incomes up to 60% of area median income (AMI).

Of the 62 homes, 60 units will include rental assistance through Section 8 and Section 202 PRAC programs. These programs allow residents to pay about 30% of their income toward rent. Two additional units will operate as non-subsidized tax credit units at 60% of AMI.

“Communities across Kansas face growing demand for affordable housing options for older adults,” said Anil Advani, Executive Vice President, Originations and Finance at WNC. “Sunflower Flats will give seniors in Manhattan access to safe, stable homes close to the services, shopping and transportation they rely on every day.”

Sunflower Flats will consist of 62 one-bedroom homes, each about 700 square feet. Apartments will include a refrigerator, range, central air conditioning, vinyl flooring, window blinds and a private patio or balcony.

Community amenities will include an on-site management office, laundry facilities, activity and lounge space, a fitness center, business center and picnic area for residents.

The property will offer convenient access to neighborhood services and retail destinations. Grocery stores, public transit stops, medical facilities and the Manhattan Town Center shopping district are located within a short distance of the site.

Sunflower Flats will be financed through a combination of public and private funding sources. $2.75 MM permanent loan; $1,500,000 Kansas APRA funds; and $7.1 MM of Low Income Housing Tax Credit Equity from WNC. Construction is expected to begin immediately, with completion anticipated in 2026.
