CLEVELAND, Sept. 11, 2026 (GLOBE NEWSWIRE) — LTV Funding announced an expanded real estate market commentary initiative led by Robert “Rob” Gillespie, drawing on nearly three decades of investing and private lending experience to provide context on financing costs, affordability pressures, transaction activity, distressed properties and access to capital.

The initiative increases Gillespie’s public-facing work while LTV Funding continues providing business-purpose financing primarily for real estate investors. Commentary will address developments affecting buyers, investors, lenders and property owners, with an emphasis on the practical implications of changing market conditions rather than personal or company announcements.

Gillespie has participated in more than 2,000 real estate transactions involving residential and commercial investing, acquisitions, sales, rehabilitation, private lending, foreclosure rescue, and complex deal structuring and restructuring. That experience spans multiple real estate cycles, including periods of constrained financing, rising operating expenses, property distress and reduced transaction volume.

The expanded initiative reflects LTV Funding’s focus on connecting market developments with the decisions underlying individual transactions. Subjects will include mortgage and financing costs, housing affordability, slower sales activity, delinquencies, foreclosures, private credit, builder incentives and financing concessions. The commentary will examine how a single market development can produce different outcomes for different participants.

Higher financing costs, for example, can place additional pressure on affordability while changing acquisition conditions for investors. Slower home sales can create difficulties for sellers while affecting negotiating leverage and transaction timing. Incentives and financing concessions can also alter transaction economics beyond an advertised purchase price. The initiative will place such changes within the broader context of property expenses, capital requirements and potential exit strategies.

Affordability analysis will extend beyond a property’s purchase price. Gillespie’s commentary will consider financing costs, insurance, taxes, repairs, operating expenses and monthly payment obligations when discussing whether a transaction’s structure is sustainable. Gillespie’s perspective includes experience with financial and operational pressure early in his real estate career. After accumulating approximately 13 rental properties and leaving full-time employment, Gillespie encountered non-paying tenants, repair expenses and properties facing foreclosure. Subsequent experience during the 2008 financial crisis added exposure to a wider disruption in property values, financing availability and transaction structures.

The analytical approach will focus on identifying the relevant change, the affected participants, the location of financial pressure, and any resulting transaction option or exit strategy.
